PETS

Is DHR pet-friendly, and what are the rules for having a pet? 

Yes, Deer Hedge Run (DHR) is a pet-friendly community!  We share our neighborhood with many furry friends, and residents are welcome to have more than one pet. Of course, we do have rules to protect the health and safety of our community, including but not limited to; we require up to date medical records and town licensure, all pets must be on a leash while enjoying the common areas, and residents are asked to guide their pets to mulched areas, with no pet defecation on grassy areas, and are required to pick up their pets’ waste in all common areas. 


FAMILY LIVING

Is DHR family/children friendly?  

DHR has many families in our neighborhood. We even have a bus stop for all of the Maynard Public Schools at the entrance to our neighborhood. We offer lots of fun things for families, such as a seasonal pool, a clubhouse to use for parties, a basketball net, a tennis court, and pickleball courts. In addition, adjacent to our campus, there are extensive walking trails to explore. 


AMENITIES

What are the amenities at DHR? 

We have over 40 acres of land, a Clubhouse with a kitchen for parties, a fitness center, a tennis court, basketball, pickleball, a seasonal pool, and miles of adjacent trails. DHR is a short walk to downtown Maynard with many shops, restaurants, seasonal farmers market, and community events. 

Can my house guests use the DHR amenities? 

Yes, residents’ guests are welcome to use all amenities when accompanied by the resident, except for the fitness center. 


COMMUNICATION

Our Board of Trustees in conjunction with our professional property management company works hard to be transparent in their work and shares information with the community through a variety of methods including; minutes of trustee meetings, a monthly Newsletter to communicate important upcoming events, public service announcements of upcoming projects on the property and updates on the work of the trustees. In addition, the trustees are launching a new DHR website in 2025 to provide a platform for increased transparency and encourage community involvement. 


FINANCES

How often has DHR levied assessments on the community?  

In the 35 years of the life of our community, we have levied one assessment, which occurred in the early 1980s when the owners took ownership of the association from the developers of the property. Since that time, one of the principles of the Board of Trustees has been a proactive approach in budgeting for the current and future operations of the property. 

How much money does DHR keep in reserves, and what are the industry's “standard practices”?  

Industry standards require 10% of an association's operating budget to be allocated toward the reserve account, and DHR currently allocates 20% of our operating budget toward our reserve account to provide a “healthy” reserve to pay for upcoming capital improvements.


Board Of Trustees (BOT)

How often are BOT meetings? 

The BOT meets monthly, and minutes from these meetings are posted on the residents’ portal. If residents are interested in attending a BOT meeting, they are welcome to reach out to the BOT to request their attendance and inform the nature of their business. 


RENTING 

Can I rent my unit? 

Yes, owners are welcome to rent their homes for a minimum of 6 months. 


GENERAL LIVING

Where is my mail delivered? 

We have a mail house and a post box at the entrance to our community. 

Is there a trash removal company? 

Yes, we have trash pick-up weekly and recycling picked up every other week by the Town of Maynard.

Is there a composting option available within the complex? 

We do not have community composting on our property, however, many residents subscribe to a local vendor who provides weekly pickup of compost. 

What happens if I have a disagreement with my neighbor? 

The Board of Trustees believes in creating a safe community for all residents. In this light, we encourage residents to work out their differences, and we are open to helping all residents navigate and help resolve conflicts.
